Getting the Highest Price for Your Home

Curb appeal is key and could make a difference whether people stop and take a flyer, or drive right by. Here are a few tips to increase the curb appeal of your home. Staging your home is important. Many buyers will stay in your home longer if it's staged appropriately. I have compiled some ideas to present your home in the most effective manner.

Closing Costs to Expect:

  • Title insurance fees depend on the sales price of the home.  Very rarely will a seller in this region pay for this item.
  • Broker's commission I work as a full-service agent.  Our office supplies everything necessary for the marketing of your property.  Give me a call and we can discuss this fee.  Typically no commission is paid until the property sale closes. 
  • Country transfer tax, other wise known as the Conveyance Fee, varies per county.  This is basically a homeowners tax you are charged for selling your property.  Butler County charges $3.00 per thousand dollars of sales price as an example.
  •  Property Taxes are paid in arrears, which means that you pay this year for last year's taxes.  At the close the title company should have this tax prorated for the seller to credit to the buyer what is yet to be paid for the buyer to pay when the next tax bill comes due.
  • Capital Gains Tax may be charge for the privilege of selling your home.  Keep in mind, though, that according to the latest information I have received in my Real Estate Education Courses as long as you've lived in the house 2 years out of the last five years, or your ownership of the home and occupancy of the property have concurred over the past 2 years there should be no Capital Gains against the property.   
  • FHA fees and costs are all fees are now negotiable between an FHA buyer and seller.
  • Home inspections fees are usually paid by the buyer and are for the buyer's benefit.  The two inspections to strongly consider are Whole House and Termite/Pest.  Radon Gas, Lead Paint, Structural, Mold and various other inspections are also available.
  • Mortgage Payoff and Payoff Overnight Fees.
  • Document Preperation and/or Lawyer's fees to compile all information pertainent for transaction close.
  • Miscellaneous fees can accrue from correcting problems noticed during the home inspection.
